Home Search Pro, LLC. (HSP) - Management Company

1. Cancellation and refunds: The renter may cancel the rental contract at any time, as long as the cancellation is sent to us in writing. The following deadlines and costs apply to cancellations by the renter for reservations made and paid for. Vrbo and Airbnb may have additional fees and/or cancelation policies:

*Cancellation of more than 60 days prior to arrival: 100% refund

*Cancellation of 60 days or less prior to arrival: retain 1,000.00 or according to cancelation policy with airbnb or vrbo

*No refunds for cancellations made within 7 days of check-in

Shall it be necessary for Home Search Pro, LLC. (HSP) to cancel the reservation for any reason; we will offer the renter a comparable or upgraded vacation home as an alternative upon availability. The renter has the choice to accept the alternative vacation home at the same rate or cancel the reservation for a full refund. After your arrival, should the vacation home become unsuitable for occupancy either temporarily or permanently, HSP will attempt timely remedy or offer a comparable or upgraded alternate vacation home upon availability. Should renter decide against the alternatively offered vacation home, HSP will refund an amount equal to the prorated amount of unused vacation rental days. Any further refund is considered solely at the discretion of HSP. No refunds will be made for cancellations by the renter, beyond those considered under the present clause. No refunds will be made for early departures or unmet arrivals, whatever the situation. This includes but is not limited to acts-of-God, tornados, epidemics, pandemics, sanitary or medical urgencies or any other reasons. Guests are encouraged to purchase travel insurance from a reliable insurance company due to unpredictable causes that may prevent traveling or interferring with the reservation.

2. Additional services/fees: For additonal fees, pool heat, additional rental days, mid-stay cleans (required for stays greater than 30 days) or other requested add-ons after confirmation and payment of your booking online shall be paid directly to HSP. We accept payments by Visa, MasterCard, Discover and American Express or cash apps. A processing fee of 4% applies for card transactions.

3. Check-in & Check-out: Check-in as of 4pm. Check-out as of 10am. No early check-ins or check-outs permitted due to high volume of turn overs and housekeeping shcedules. Upon arrival, you can go directly to the unit for self check-in. Vacation homes will either have a keyless entry or lockbox or both. Arrival instructions with access code provided 3 days prior to arrival provided full payment has been received, terms & conditions signed and rental agreement signed. If you expect to arrive after 7pm, please notify us in advance. Departure instructions provided within the home binder and message reminder 1 day prior to departure. Non-observance of departure instructions are subject to addtional fees. It is strictly forbidden to move furniture, linens, decorative items or garage contents around or to change lockbox or garage access code numbers. A flat fee of $100 will be charged if any modification as mentioned above is noticed after your departure.

4. Maximum occupancy: Maximum number of persons in unit may not exceed the indicated number on the listing or reservation confirmation. In the event occupancy is exceeded, Home Search Pro, LLC. reserves the right to cancel the reservation, remove guests from the unit and retain all monies whether earned or unearned. Vacation rental may not be sublet under any circumstance.

5. Property condition/protocol & damage: Upon arrival, please check the vacation rental for cleanliness and damage. Notify us promptly of any issues or noted damage.

Note: At your arrival, please check BBQ grill for cleanliness. Contact us immediately if the BBQ grill is not clean. A $50 cleaning fee for BBQ grills found to be dirty at check-out will be charged. Propane tank is provided for your stay. Re-fills are at your expense.

6. Minimum age requirement of 25 years: Must be 25 years of age to rent. Students and groups are not permitted. Students unaccompanied by a parent will not be permitted to rent. Any reservations obtained under false pretense will be a forfeiture of all monies prepaid and the party will not be permitted to occupy any unit.

7. Unit furnishings: All homes and condominium units are individually owned and decorated according to the owners taste. Accommodations are complete with fully equipped kitchen essentials, linens and towels. Some homes have beach essentials.

8. Maintenance during your stay: In the event of malfunctions within the unit, HSP will expedite repairs as quickly as possible. From time to time, it may be necessary to close swimming pools and other amenities for maintenance purposes or repairs. Any maintenance items should be reported to HSP as soon as possible. Rent adjustments will not be made for circumstances beyond our control or for malfunction or loss of equipment or amenities. Lawn service occurs every 1-2 weeks depending the season.

9. Entry of premises: Any authorized employee or repair person may enter the premises during customary business hours for any purposes related to the repair, improvement, care and management of the premises. Notification will be given to renter.

10. Pest Control: Units are treated for pest control by contracted pest control companies. Home Search Pro, LLC will use best efforts to address pest control concerns, but is not responsible for rebates due to the presence of pests, or in the event of untimely service by pest control companies.

11. NO SMOKING PERMITTED: Due to potential allergic reactions of future tenants, smoking is prohibited inside the units. Violators of no smoking rules for units will be assessed additional cleaning expenses to return the unit to a non-allergic status. Ashes or smoke odor found inside a unit will be considered as a violation of the no-smoking policy. Damages due to smoking will be charged to guest accordingly.

12. Pets/Animals: Pets are allowed at designated properties only with HSP written permission along with collected non-refundable pet fee. If a pet is found to be on the premises without authorization, it could result in eviction and forfeiture of all monies prepaid plus additional fees.

13. Units for sale: In the event the property rented is listed for sale, we may need to coordinate the showing of the property during your stay. We will make every attempt to schedule the showing at a convenient time to lessen any disturbance of your vacation.

14. Parking restrictions: Parking areas at rentals are for automobiles only. RV's, motor homes, boat trailers, etc. are not permitted. Permitted parking of assigned areas or guest parking only. No parking on yards or restricted areas. Garage parking available for some homes.

15. Private pool & community pools: Home Search Pro, LLC is not responsible for pool and spa closures at private pools or community pools, and no credit and/or discount will be granted for circumstances beyond Home Search Pro, LLC control. For all private homes, the pool service has access to the pool area through the screen doors of the pool cage for once per week maintenance during daytime hours. Lanai screen doors are to be left unlocked. Pool is serviced once a week. Guest are not permitted to adjust or handle pool equipment or additional fees will apply. Pool heat is adjusted by pool technician only and upon request by guest to management for an extra fee. Pool heat is a separate charge and to be scheduled upon reservation. Pool rules are to be followed and children are to be supervised by an adult at all times. Pool rules sent via messages and within home binders.

16. Miscellaneous/additional charges: $25 for each lost key. $50 for garage door opener if not left at the home or returned to Home Search Pro, LLC upon departure. Extra housekeeping fee of $100 charged for not following departure instructions. $50 charge for trash instructions not followed. Trip charge $50. A hold deposit of $300 is applied to the credit card used for payment for damaged or missing items. Home Search Pro, LLC. reserves the right to request a $300 refundable deposit as deemed necessary.

17. Lock out charges: A trip charge of $50 will be assessed for key delivery in the event of lock out or locksmith charge if required.

18. Late checkout: HSP reserves the right to charge a few for unapproved late check-out or early check-in unless approved in writting by HSP. Housekeepers are on a tight schedule so it is not usual to allow for late check-out or early check-in.

19. Lost items/shipped packages: Home Search Pro, LLC. is not responsible at any time for any items left in any unit. Items found will be held for 7 days and returned upon request at shipping cost plus a handling fee of $50. We do not have keys to mailboxes. It is recommended to use UPS or FedEx for deliveries. We aren't responsible to help locate lost packages or retrieve packages sent via USPS.

20. Hurricane policy: Hurricane season is between May and November. We encourage you to purchase trip insurance to protect your vacation investment since Home Search Pro, LLC. will not issue refunds for vacations interrupted by hurricanes or other weather related conditions including mandatory and/or voluntary evacuations.

21. Liability: No liabilitiy will be assumed by the property owner or Home Search Pro, LLC. management company or employees whatsoever for any injury sustained by guests or any other visitors to the home, property or swimming pool or for any loss or damage howsoever caused. Florida is a tropical area with wild life, therefore property owner, Home Search Pro, LLC. or employees will not be liable for any result of wild life injuries or any other home related injuries.
